The Invisible Tax: What Leaky Attic Ductwork Is Costing Your Florida Home

Your ducts run through the hottest place in your house, and they leak. A supply leak throws away air you paid to cool. A return leak is worse: it drags superheated attic air straight into your system.

Walk into a Pasco County attic at three in the afternoon in July. It is a wall of heat. Depending on the roof and the ventilation, you are standing in air well north of 120 degrees, and it is humid, and it is full of fiberglass dust.

That is where your ductwork lives.

In Florida, almost every home built on a slab puts the air handler and the duct trunk in the attic, because there is no basement or crawlspace to hide them in. So the flexible tubes carrying the air you spent money to cool run for fifty or eighty feet through the most hostile environment on your property. And they leak. Nearly all of them leak to some degree, and it gets worse every year as tape ages, mastic cracks, and straps sag.

Two Kinds of Leak, and One Is Much Worse

Supply-side leaks

The supply ducts carry cold, dry air from the air handler out to your registers. A hole, a gap, or a disconnected joint on that side means you are air-conditioning your attic. You paid to chill that air. It never reached your living room. It leaked into 130-degree insulation and vanished.

Infuriating, but fundamentally a capacity problem. You are losing some percentage of what you produced.

Return-side leaks

This is the one that quietly wrecks homes.

The return duct is under negative pressure. The blower is pulling on it, hard. So a leak on the return side does not lose air. It inhales. Any gap in a return duct, a return plenum, or the cabinet joints of the air handler itself is a straw sucking superheated, moisture-loaded, dusty attic air directly into your system, right at the doorstep of the coil.

You are not just losing capacity. You are adding a brand-new heat load and a brand-new humidity load to the machine, at the worst possible point, every minute the blower runs. It is the mechanical equivalent of running your AC with a window open, except the window opens into an oven.

This is the answer for a lot of "my house will not get dry" calls. If your system is constantly being fed humid attic air through the return, it can run all day and never win. It is dehumidifying the attic. The house is just downstream.

The Symptoms You Are Already Living With

The Pressure Problem Nobody Tells You About

Most Florida homes have exactly one or two central return grilles, usually in a hallway. But there are supply registers in every bedroom. Now close a bedroom door.

The blower keeps pushing air into that bedroom, but the only path back to the return is under the door. If that gap is small, or the carpet is thick, the air cannot get out fast enough. The bedroom becomes a pressurized box, and the pressure has to go somewhere, so conditioned air gets shoved out through every crack in the exterior wall, the outlets, the window frames.

Meanwhile the rest of the house, now starved of return air, goes negative. A negatively pressurized house pulls make-up air in from wherever it can get it, which in a Florida summer means hot, saturated outdoor air and hot attic air, straight through the building envelope.

So a closed bedroom door in a home without a return path is simultaneously pushing your cold air outside and pulling humid air inside. Every night, in every bedroom, all summer.

Most Florida ductwork is flexible duct: a plastic inner liner on a wire helix, wrapped in insulation, sheathed in a vapor barrier. It is cheap, fast, and works fine when installed correctly. It very frequently is not.

Frequently asked questions

Is a return-side duct leak really worse than a supply-side leak?

In a hot, humid climate, generally yes. A supply leak loses conditioned air you already paid for, but a return leak actively pulls superheated, moisture-laden attic air into the system, adding both a heat load and a humidity load right at the coil. It is a common reason a home can never get dry.

Why can I not just use duct tape to seal my ducts?

Duct tape has a well-earned reputation for failing on actual ducts. In attic heat the adhesive breaks down, the tape curls, and the seal opens back up, sometimes within a couple of seasons. Brush-on mastic, often reinforced with mesh tape, is the correct material and it stays sealed.

Does closing bedroom doors really affect my AC?

It can, significantly. If a bedroom has supply registers but no return path, closing the door pressurizes the room and pushes conditioned air out through the walls while depressurizing the rest of the house and pulling humid outdoor air in. Door undercuts, transfer grilles, or jumper ducts give the air a way back to the return.
